In 1993 I opened ASAP EVICTIONS
in Long Beach, CA
as a paralegal/legal assistant and process server. I assisted landlords in processing unlawful detainers (evictions) for themselves, from serving the first notice on the tenant, through to the sheriff's lockout of the premises, and collecting the money judgment against the tenant after the lockout.
With that experience I was able to learn evictions from every angle. I also realized that in order to give my clients the best possible service, I would need to become an attorney. I went to law school at Pacific Coast University here in Long Beach and in 2004 I became an attorney and opened ASAP EVICTIONS- THE LAW OFFICE OF TRACY GUERRA as a full service real estate law firm specializing in representing landlords and enforcing landlord's rights.
Since that time my office quickly grew to handling 50 to 100 evictions every month all over Southern California. Over the years I have personally handled over 20,000 evictions
with a 99.99% success rate.
My clients range from small "mom and pop" landlords, to real estate investors and developers, small and large property management companies, real estate agents and brokers, trustees, executors, administrators, court appointed receivers and several national banks including Wells Fargo, Bank of America and Citibank.
I have performed evictions for the City of Long Beach Redevelopment Agency in their eminent domain evictions, and the City of Long Beach Attorney's Office in their drug arrest evictions.
I have been qualified as an expert witness in landlord/tenant law and have been called to testify as to the rights and duties of both landlords and tenants, and the court's process for evictions.
